SMS consent and opt-out

R35 is software that real-estate firms use to talk to property owners, and text messaging is one of the ways those conversations happen. This page explains who sends those messages, what consent they rest on, and how to stop them — in one place, in plain words.

Agree to receive text messages
If a firm using R35 asked you to sign up for texts about your property, this is where you do it. You can stop them at any time by replying STOP.
Who sends messages
There are two different senders, and it matters which one is texting you.
A firm using R35, texting you about your property
This is most messaging on R35. An independent real-estate firm — its own business, not ours — uses R35 to run its outreach, and texts come from that firm's own registered phone number. The firm decides who it contacts and is responsible for having the right to contact them. R35 provides the software and enforces the opt-out rules described below across every firm on the platform.
R35, texting you about your own R35 account
If you are an R35 customer, we may text the mobile number you give us in the app for account and security purposes — a verification code when you add a phone number to your workspace, or an alert about your account. These are service messages tied to something you did, not marketing, and we do not sell or share your number with advertisers.
How consent works
For account messages, you consent by entering your mobile number in the R35 app and confirming it. You can remove the number at any time, and you can reply STOP to any message.
For a firm's outreach about your property, consent is the firm's responsibility under its own agreement with us. Firms using R35 agree to contact people only where they have a lawful basis to do so, to identify themselves, to honor every opt-out request, and to follow applicable law including the TCPA and state telemarketing rules. If you believe a firm is texting you improperly, reply STOP to end it immediately, and you can also tell us at support@r35.to so we can look into it.
How to stop messages
Reply STOP to any message. R35 handles opt-outs itself rather than leaving them to the phone carrier, and the opt-out is recorded before anything else reads your reply — including our AI. It applies to the firm that texted you, and no person has to approve it.
To stop messages

One honest exception on START: if your earlier opt-out was recorded as a formal do-not-contact request, replying START does not silently switch messages back on. You will be told that someone has to clear it first, because confirming a resubscription we would then refuse to act on would be a lie.
If it is the wrong number
Tell the sender they have the wrong number and that is the end of it. You get one acknowledgement — “Sorry about that, wrong number. You won't hear from me again.” — and the number is suppressed. No follow-up, no second attempt later.
Frequency, cost, and carriers
Message frequency varies: these are real conversations about a specific property, not a scheduled campaign, so there is no fixed number per week. Message and data rates may apply depending on your mobile plan. Carriers are not liable for delayed or undelivered messages.
