5 signs of a motivated seller

Chasing every lead the same way is how you burn out. The sellers worth your energy are the ones with a reason to move — a reason that outweighs holding out for top dollar. You can usually spot them early if you know what you are listening for.

1. There is a deadline that is not about the house

A job in another state. A divorce being finalized. An estate that needs to be settled among siblings. When the clock is tied to life rather than the market, price becomes negotiable because time is the real constraint.

2. The property is a burden, not a home

Landlords tired of a bad tenant. An inherited house two states away that someone is paying to maintain and never visits. Listen for the word "just" — "I just want to be done with it." That is a person selling a problem, not a property.

3. They bring up condition before you do

A seller who volunteers "it needs work" up front has already made peace with the fact that they are not getting retail. That honesty is a gift — it means you can talk numbers without a fight over what the place could be worth after $60k of renovation.

4. They have tried and stalled

An expired listing. A "for sale by owner" sign that has been up for months. A prior buyer who fell through. Each failed attempt lowers the seller's expectations and raises their appetite for certainty over maximum price.

5. They ask about how, not just how much

"How fast can you close?" "Do I have to clean it out?" "Can you handle the paperwork?" When the questions are about the process instead of the number, the seller is telling you what they actually value. Sell them the easy path, not the highest offer.


None of these guarantee a deal. But a seller showing two or three of them is worth a same-day call — and a seller showing none of them is worth a polite note and a spot in your long-term follow-up, not your afternoon.
