Wholesaling is the simplest way into real estate, and also the most misunderstood. You are not buying the house. You are finding a motivated seller, putting the property under contract at a price that works, and then assigning that contract to a cash buyer for a fee. You never take title, and you never need a bank.
Where the money comes from
Your profit is the assignment fee — the gap between the price you agreed with the seller and the price your buyer will pay. Find a house a landlord or flipper wants at a number they will pay, tie it up below that, and the difference is yours for connecting the two.
The three skills that matter
- Finding sellers who actually need to sell. Not everyone with a house wants to sell it cheaply. You are looking for a reason — a move, a repair they cannot afford, an inheritance.
- Talking to people. Most of this business is a conversation, not a transaction.
- Knowing your buyers. A deal is only a deal if someone will pay for it. Build the buyer list before you need it.
