Organize your pipeline before you scale

The temptation, once things start working, is to pour money into more leads. But more leads into a leaky pipeline just means more leads you lose track of. Fix the pipeline first.

Give every lead a stage

A lead should always sit in a clear stage: new, contacted, in conversation, under contract, assigned, closed, or dead. If you cannot say at a glance where a lead is, it is already slipping.

One place for everything

Calls, texts, notes, and next steps for a seller belong together, not scattered across a phone, a notebook, and your memory. When you can see the whole history in one view, follow-up stops being guesswork.

Then, and only then, scale

Once the pipeline holds water — nothing falls through, every lead has a next action — adding volume actually compounds. Add it before, and you are just paying to lose more deals more efficiently.
