Ask any experienced wholesaler where their deals really come from and you will hear the same thing: the follow-up. Not the flashy marketing, not the perfect script — the boring discipline of circling back to people who were not ready the first time.

The gap that eats deals

A seller says "let me think about it." You mean to call in a week. Life happens, the note gets buried, and three months later they sell to someone who did call. That is the most common way a deal dies — quietly, to nobody in particular.

Build a system, not a memory

  • Every lead gets a next action and a date. No exceptions.
  • Reach out on a schedule — a "maybe" is worth several touches over months, not one.
  • Keep the history in one place so each conversation picks up where the last one left off.

The unfair advantage

You do not have to be the smartest or best-funded wholesaler in your market. You just have to be the one who actually calls back. Most people will not. That is the whole edge.
